This lovely 2 bedroom 2 1/2 bath residence is housed on the entire top floor of a 2 story building and has 3 waterfront terraces, perfect for enjoying the stunning ocean views and vibrant marina and plaza of Porto Cupecoy.
This spacious residence has a large comfortable livingarea with vaulted wood beamed ceilings and equipped with a big flat screened TV and DVD, a dining area with ample seating for 6 and a contemporary kitchen with top- of- the- line Viking appliances. The interior spaces open through double glass sliding doors to a bay front terrace overlooking Simpson Bay and the Marina.
The two oversized bedrooms each with a king size bed, big flat screened TV with DVD have large walk- in closets and luxurious marble bathrooms with double vanity sinks. They are very private from each other making it an ideal spot for 2 couples traveling together.
Just a short stroll along the water to the Plaza with its restaurants, shops and gourmet grocery and the resort pool and fully equipped fitness center and the 2 lighted Tennis courts are all available exclusively to Porto Cupecoy guests.
The Porto Cupecoy development is an upscale project initially conceptualized by the renowned Orient Hotels group. The community features a gym, large community pool, two tennis courts, boutiques, fine restaurants, grocery store and a gelato and dessert shop. The resort is within a short walk to beautiful Cupecoy beach and the casinos and nightlife of St. Maarten.

For new bookings the manager is modifying the cancellation policy as follows:
~ If guests cancel the reservation more than 14 days prior to arrival, 10% of the Gross Rental will be forfeited.
~ For cancellations less than 14 days prior to arrival, 100% of the Gross Rental will be forfeited.

The Covid-19 Modified Cancellation Policy applies under the following conditions:
~ New dates must be approved by the owner.
~ New dates can only be booked on the same property.
~ Christmas and New Years week, president's week, and Easter week are not available
~ There will be no partial refund if there is a difference in the rate if booked in the Low Season.
~ There will be a rate adjustment if there is a difference in the rate if booked in the High Season
~ A 7-night minimum stay will be required for High Season 2021/22
~ The relaxed cancellation policy does not apply in case of force majeure
If a client is booked to stay on the French side but he or she is landing in St. Maarten then they are eligible for a credit or a cancellation. However, if a client is booked to stay in a St. Maarten property then they are not automatically eligible for cancellation. They are eligible if the booking was made prior to the closure of the border. If the booking is made with the knowledge of the border closure and they can access the property then they are not automatically eligible for a credit or a cancellation.
Covid-19 extenuating circumstances:
~ Death of the leading guest and additional guests due to Covid-19. You will be required to provide one of the following,
• Death certificate
• News article naming the deceased
• Police report
~ Transportation disruptions that make it impossible to travel to your destination. This includes travel disruptions caused by natural disasters that make it impossible to reach the property. You’ll be asked to provide documentation from the airline that the flight was canceled and supporting documentation confirming that it's not possible to travel to your destination.
~Travel restrictions imposed by a government, law enforcement agency, or military that restrict travel to the destination.
